Building Areas

  • The developed property consists of approximately 16.5 acres with approximately 500 feet of frontage along High Ridge Road.  

 

  • The two-story West Building was originally constructed in 1979 and expanded with an L-shaped three-story East Building in 1988. The two buildings are joined together by a lobby, forming an open inner courtyard in the center of the structures. The majority of interior areas have windows.

 

  • A portion of the lower level contains back-of-office space, amenities and a data center.  The lower level is partially below grade as topography rises from west to east.

 

  • The building is constructed of structural steel, concrete, and pre-cast exterior masonry panels separated by window glass.

 

  • The main entrance to the building is located at the south elevation and consists of a rotary drive-up with a flagpole positioned on a central planted island.

 

  • The spacious two-story lobby is appointed with a white marble floor and topped with solarium style glass. It hosts a fully functional 24/7 reception/security console. The rear lobby wall consists of full height windows with a view of the inner courtyard.

 

  • The gross square footage of the first floor is approximately 62,500, the second floor is 62,000, the third floor is 38,500 and the lower level is 33,000, totaling approximately196,000 square feet.

 

  • Corridor finishes typically include carpeted floors, wall covering or paint, and 2'-0” x 2’-0” acoustic ceiling tiles in lay-in metal grids.  

 

  • Light is primarily delivered by recessed ceiling mounted fluorescent fixtures and accentuated with fluorescent high hats.

 

  • A two bay loading dock with temporary storage is located directly off the main road.

 

  • A traffic control light allows vehicular access from High Ridge Road to a north driveway that is shared with the neighboring property. A south driveway also provides general access to the site.

Column Spacing / Ceiling Heights

  • General column spacing in the West Building is 20’ on center and the East Building is 30’ on center.

  • The deck-to-deck height of the first and second floor is 12'-8'', the third floor is 13'-6”, and the lower level is 16’-2”.  Standard finished ceiling height throughout the various areas is 8'-8”.

Utilities

  • Water is supplied to the property for both domestic and fire protection by the Aquarion Water Company of Connecticut. Natural gas and electric service is provided by Eversource. Both sanitary and storm water discharge the site by gravity to municipal storm and sewer drains located on High Ridge Road.

  • The electric service for each building is independently tapped from the same utility feeder, has dedicated utility-owned transformers, and is served by the local Glenbrook utility sub-station.  

 

West Building Electric:

  • Provided by a pad mounted utility owned transformer.  General Electric 1,000kva Transformer 13.8/760 – 408-277.

  • 3,000 amp GE Switchboard equipped with ground-fault protection, protected by a GE high pressure contact switch rated 3,000 amp/600 volt/3 pole circuit breaker.

 

East Building Electric:

  • Provided by a pad mounted utility-owned Transformer.  General Electric 1,000kva Transformer 13.8/760 – 408-277.

  • 4,000 amp Square-D Switchboard equipped with Phase Protection, protected by three KRP-C-4,000 Hi-Cap/Time Delay/Current Limiting Fuses.

Data Center Power

  • Critical power provided to data center, West Building HVAC, West Building Emergency and Life Safety Power.

    • Provided by a pad mounted utility owned transformer.  Howard Industries 2,500kva transformer 13.8/760 – 408-277.

    • 3,000 amp GE Switchboard, protected by a GE Power Break II rated 3,000 amp/600 volt/3pole circuit breaker

Fire & Life Safety

  • The building and parking garages are fully protected by fire sprinkler systems. Wall mounted recessed fire extinguisher cabinets are available throughout the facility. Emergency pull stations are located at each stairwell and building exit. All offices are equipped with fire horn strobe devices.

  • Smoke and heat detection devices are provided on all floors, in various equipment rooms, in elevator lobbies, and in select HVAC return air ducts. A total of four fire hydrants are located on site.

​

  • Six interior stairs provide safe emergency egress.

​

  • Most night lights, battery powered exit lights, and battery powered emergency lights are supplemented by generator power. A 175kW natural gas standby generator provides life-safety backup power to the East Building, and two 2,000kW diesel standby generators provide West Building support.

HVAC

  • Comfort cooling is delivered by two air handling systems in each building that are supported by two 205 ton centrifugal chillers in the East Building and a single 225 ton chiller with duel centrifugal compressors in the West Building.  They distribute conditioned air to numerous pneumatic variable air volume boxes located throughout the occupied space.  

​

  • Heat is provided by modular natural gas fired hot water boilers located in rooftop mechanical equipment rooms.  Domestic hot water is produced by various natural gas fired boilers.  A computerized Honeywell Building Management System monitors and provides control.

Elevators

  • One, three-stop/two door hydraulic elevator is centrally located in the West Building and serves as both a service and passenger elevator. Three additional four-stop hydraulic passenger elevators are located in the East Building.

Security

  • Building security consists of a 24/7 guard service. Security monitored and DVR recorded cameras view most exterior areas and all building entrances. An access control system is provided for all critical areas and building entrances.

Parking

  • The building contains access controlled, underground parking facilities for 248 vehicles  and several surface lots that will accommodate an additional 354 vehicles – a ratio in excess of  3.0 spaces for every 1,000 square feet of leasable space.

  • Parking areas are lit by 250 Watt “Multi -Vapor" pole light fixtures. The south driveway is lit by low profile lights. The north driveway is lit by ornamental architectural pole lights.

​

  • Site parking is expandable.  

Data Center

  • The site contains an 8,217 square foot raised floor Data Center.  A 3,000 ampere dedicated utility service provides power and is supported by two redundant 2,000kW diesel generators. Two 750kva UPSs serve six, 400 amp automatic static transfer switches providing clean reliable power.

​

  • Cooling is performed by twelve, 20 ton and two, 5 ton CRAC units served by two, 125 ton duel head screw chillers and a backup dry cooler system. Fire protection is provided by redundant FM-200 gas suppression systems with a dedicated fire control panel and visual detection display. An additional seven remote climate controlled electric utility rooms are protected by two pre-action fire sprinkler systems.
